One of the most important steps in the home buying process is the home inspection. This is the moment all buyers (and sellers) are waiting for because it can truly make or break the sale.
Presumably, at this point, the potential buyer has already assessed the look of the house, done at least one walkthrough, and hemmed and hawed enough to decide they want to move forward. Still, the inspection is the moment of truth.
Naturally, the seller wants to know that all will go well during the inspection. But is it their place to stay and see for themselves? Does the seller stay for a home inspection?
Should Seller Be Present at Home Inspection?
In a word, no. As a rule, having the seller present during a home inspection is not a good idea.
Why?
The main reason is that the seller would be interfering with what should be a one-on-one conference between the potential buyer and the inspector. Without the seller there, the two parties will feel more comfortable moving about the house and looking everywhere they need to in order to perform a detailed and effective inspection. If the buyer wants to ask questions, it will also be easier without the seller present.
For the seller, while it may not be exactly comfortable having people inspect their personal space without being present, this is the prerogative of the potential buyer. Just as you would, they want to know what they’re getting if they purchase your home.
Who Attends a Home Inspection?
Ultimately, there are two main parties at any home inspection: the inspector and the buyer. The buyer may ask their real estate agent to be present as well.
Should Listing Agent Attend Home Inspection?
This depends. You may hear that it is not the responsibility of the listing agent to attend a home inspection.
On the other hand, some listing agents want to be present to support their client and prevent or mediate potential delays or other issues. Ultimately, the buyer and seller can decide if it’s alright for the listing agent to attend the inspection.
What Happens During a Standard Home Inspection?
During a home inspection, a home inspector will go around the house and examine things like the foundation, electricity, plumbing, roof, and heating and cooling systems.
What Is the Difference Between a Pre-Listing Inspection and a Buyer-Paid Inspection?
Most inspections are buyer-paid and are carried out after a potential buyer has decided they are seriously interested in a home. The buyer-paid inspection is meant to help the buyer catch any serious issues with the structure or other fundamental elements of the home before they make an offer. A pre-listing inspection is generally carried out by the seller to ensure no major problems exist before listing their house.
