Sedona Village of Oak Creek Real Estate Market | August 2026

August brought a striking mix of higher sale prices, more homes to choose from, and a modest number of closings in the Village of Oak Creek and Big Park. For buyers and sellers planning a move this fall, the numbers call for a closer look at individual properties rather than a quick conclusion about the whole market.

The median sale price in ZIP code 86351 was $968,500 in August, up 35.45% from July. The average sale price was $1,137,228. Those are substantial monthly increases, but only 16 properties sold. In a market of this size, a handful of higher-priced closings can move both figures sharply. August’s prices tell us what sold that month; they do not mean every Village home gained value by 35%.

There were 78 properties for sale and 25 new listings in August. Inventory stood at 4.88 months of supply, giving buyers options while keeping well-positioned homes in contention. The 16 sales were slightly fewer than July’s total but above August 2025’s.

Homes that closed in August spent an average of 58 days on the market, and their sale prices averaged 97.53% of list price. That is a useful reminder for sellers: presentation and pricing matter. Buyers are active, but an asking price still needs to make sense alongside the other homes available.

After more than two decades of living and working in the Sedona area, we know that Village properties rarely fit one simple market narrative. A home’s setting, condition, views, floor plan, and permitted uses can all affect how buyers respond. The best way to interpret August’s strong sale prices is to compare a property with the homes most like it, including those currently competing for attention.
